Transferring a Manufactured Home Title in Texas

Buying, selling, or inheriting a manufactured home in Texas? You'll need to transfer the title — and the process is more involved than most people expect.

Unlike a traditional home (which uses a deed), manufactured homes in Texas are titled through the Texas Department of Housing and Community Affairs (TDHCA) as a Statement of Ownership. Here is the complete process.


When Is a Title Transfer Required?

  • Buying or selling a manufactured home
  • Inheriting a manufactured home through an estate
  • Gifting a manufactured home to a family member
  • Adding or removing a co-owner
  • Converting from personal property to real property (affixing to land)

  • Documents You'll Need

    The required documents depend on the type of transfer, but typically include:

  • Current Statement of Ownership (the existing title)
  • Application for Statement of Ownership (Form MH-001) — completed and signed by buyer AND seller
  • Bill of sale or purchase agreement
  • Photo ID of both buyer and seller
  • Tax certificate showing all property taxes are current
  • Lien release if the home was previously financed
  • All signatures on the MH-001 application must typically be notarized.


    The TDHCA Process Step by Step

    Step 1: Gather All Documents

    Make sure you have everything listed above before starting. Missing a single document will delay the entire process.

    Step 2: Complete Form MH-001 Accurately

    Errors on this form — wrong VIN (HUD label number), missing signatures, or incorrect addresses — are the #1 cause of delays. Double-check everything.

    Step 3: Pay the TDHCA Filing Fee

    TDHCA charges a filing fee based on the home's assessed value: $55 to $185. Additional fees may apply for expedited processing.

    Step 4: Submit to TDHCA

    You can submit:

  • By mail to TDHCA Manufactured Housing Division in Austin
  • In person at a TDHCA regional office
  • Online via the TDHCA eLicense portal (limited transaction types)
  • Step 5: Receive the New Statement of Ownership

    Standard processing takes 2–4 weeks. The new Statement of Ownership is mailed to the buyer (or lienholder if financed).


    Most Common Mistakes That Cause Delays

    Missing lien release: If the seller had a loan on the home, the lender must provide a written lien release. Buyers often overlook this.

    Unpaid taxes: TDHCA requires a current tax certificate. Always verify taxes are paid before closing.

    Wrong HUD label number: The VIN on the application must match TDHCA records exactly. Even one digit off causes rejection.

    Estate transfers without proper documentation: If the original owner is deceased, heirs need a death certificate plus a court order or small estate affidavit.


    Real Property Conversion

    If your manufactured home is permanently attached to land you own, you may qualify to convert it from personal property to real property. This opens the door to conventional mortgage financing and homestead tax exemptions.
