Do Mobile Homes Have Titles in Texas?

Texas titles manufactured homes as personal property through the Texas Department of Housing and Community Affairs (TDHCA), using a document called a Statement of Ownership — conceptually similar to a vehicle title, not a county-recorded deed.

    Site-built houses are recorded with the county through a deed and don't require anything like a title. Manufactured homes are the exception in Texas — because they can, in theory, be moved, the state treats them more like a titled vehicle for ownership-tracking purposes, even once they're permanently set up on a piece of land.

    Can a Mobile Home Stop Having a Title?

    Yes. If the homeowner also owns the land the home sits on, and the home is permanently attached to a permanent foundation, Texas allows the personal property title to be eliminated — converting the home into real property that's taxed and recorded with the land, just like a site-built house. This process is called mobile home title elimination, and it's often required for conventional mortgage financing.
